Residential Title Insurance
Title insurance protects buyers by insuring them against certain title defects. Title searches are most often carried out before contracting is completed between parties and sometimes during the escrow phase of a closing. HQ Title Agency will issue a title commitment during the contract phase of a real estate transaction, and an insurance policy in support of its findings. If a claim is made against your property, title insurance will, in accordance with the terms of your policy, provide insurance coverage and support the costs of defense of an action against your title, including court costs, attorney fees and other expenses. Also, if the claim proves valid, a title insurance policy provides coverage for your actual loss up to the face amount of the policy.

Commercial Title Insurance
All title companies are not the same. Nor are all properties the same. Commercial transactions are generally much more complex – At HQ Title, all commercial transactions are directly overseen by in-house attorneys to ensure that your deal moves smoothly on the title side. We are attentive to the intricacies of commercial transactions and are able to respond to problems and deal with changes efficiently.
Many parties to contracts, especially real estate contracts, require a neutral third party to hold funds, including when those funds are in dispute. We generally provide escrow services in connection with real estate transactions in which we are issuing title insurance commitments.
